The Conservation & Planning Group, on behalf of the Civic Society, has agreed to write to express our concerns about this application. The text of our letter is as follows:

Dear Sir/Madam,
APPLICATION 22/P/1539/FUL.
4 Detached dwellings with associated parking and landscaping at Jellalabad and Vimy Ridge, Ladye Bay, Clevedon.
Clevedon Civic Society has the following concerns about the above application, proposed on a site which borders the greenbelt, falls within a Site of Nature Conservation and interest, overlooks an SSSI and is highly visible from Wellington Terrace (in front of the Walton Park Hotel), and from the Coast Path;
● Urbanisation of a natural headland caused by overdevelopment of the site. We are particularly concerned about the way in which the plot 1 dwelling will overlook the coast path, detracting from the rural character of Ladye Bay. We note that no such view is included in the visualisations drawing, and suggest that the applicants be requested to provide this information.
● The effect of the decision to apply for 4 substantial dwellings in place of 2 modest bungalows will create a development out of character with the existing houses in Ladye bay. This is very apparent in the comparison of plot sizes between proposed and existing,and the visual impact of these 4 large buildings so close to the road will adversely affect the landscape character of the headland.
● The new development occupies the site where the Ladye Bay access road is closest to the cliff face, so that vehicular access and parking is particularly constrained with the houses squeezed between the road and the steeply sloping rear gardens. Consequently each house has only 2 parking spaces in front of the garage and there is no room on the road for further visitor parking without obstructing access for the existing residents. A reduction in the number of dwellings would give more space round the buildings to improve access and parking, whilst relating more to the existing rural fringe density of development.
● We share the concerns of the residents about the effect of the increase in traffic generated by the new houses, and in particular the impact of construction traffic, visitor parking and delivery vehicle turning on a very narrow road.
For the above reasons we ask that NSC works with the applicants to achieve a solution more suited to this important site
